Meeting #16 - Matthew Williams
Matt Williams is a full-time real estate investor based in The Woodlands, Texas. He manages a portfolio of residential investment properties and transitioned into commercial real estate with the acquisition of a mid size self-storage facility. His journey in real estate has been marked by overcoming challenges and seizing opportunities, always striving to distinguish the true signals from the noise. With a background in software engineering and project management, Matthew brings a unique perspective to real estate investing, often conducting his most important contract work outside with his feet in the pool.

Our May speaker is an incredible investor. He owns nearly 2,000 units, and has been investing in Houston for 15 years as a solo principle. Cody has done it all, from single family homes to 300+ unit buildings. He's invested mostly inside the 610 loop. Cody's experience in buying badly distressed properties along with past and current success makes him a valuable addition to our speaking group.

James is the owner of King James Lending in Houston. Over an 8 year period, he has put together an impressive record with flipping houses, building rentals, multi-family commercial, and lending capital to investors. Today, he is known for flipping 10 plus properties at a time while lending out millions to other investors. His main focus is to continually learn and grow in order to add as much value as possible to the marketplace. He believes we can have anything we want as long as we help enough other people get what they want.

This month we are excited to have our own Jimmy Marks present! Jimmy is a CPA, and a licensed real estate agent, he owns and operates a property management company and currently owns 10 rental properties. Jimmy is going to talk about how to successfully buy and manage your rental properties. He will give tips and tricks on how to buy them (cash, private money, hard money), how to rehab them, and how to rent and manage them. He will go through a couple of case studies using some of his rentals for everyone to see real examples. If you have questions about managing a rental property or buying rentals then you won't want to miss this one!

Joni has bought and sold over 1,800 properties and currently manages 1,800 units in the Houston, Texas, and Albuquerque, New Mexico markets. In addition, she is a highly sought-after public speaker and panelist. As one of the top 100 women of influence in housing, Joni has dedicated her life to achieving success at all levels and sharing with other women how they, too, can succeed as wives, moms, and entrepreneurs in the 21st century.

Meeting #9 - Andrew Gardner
The November meetup is a much more tactical meeting and will feature our own Andrew Gardner, owner of Leap Properties. Andrew will go through his process of evaluating properties and what you can use if you don't have access to the MLS. Andrew is doing flips, wholesales, delivering turn-keys, buying land to subdivide, and recently purchased a 9-unit apartment so he knows how to look at different angles of a deal.

Ryan is the Principal at GenWealth Capital. He will share his experience acquiring large multifamily apartments and developing small multifamily units in the Houston area. You don’t want to miss this one!
Meeting #7 - Steve Rozenberg
After 9-11 gave him the biggest wake-up call Steve ventured into Real Estate to pursue real estate full-time while maintaining his full-time pilot job. He then ventured into the PM world, creating the fastest-growing Property Management company in the Houston, Dallas, and Fort Worth area. He will share his wealth of experience, from working with contractors, PM Companies to running your business on autopilot.

Prior to founding 1245 Consulting in 2017, Wes Mabry spent over 15 years in the cost segregation industry with both a Commercial Real Estate Appraisal firm and a Cost Segregation Engineering firm. He has completed thousands of studies and evaluated over 7.6 billion in real property improvements across a wide range of asset classes. Chris Hall has over fifteen years of experience in commercial and residential real estate and is also a Certified General Real Estate Appraiser (TX 1339849-G) experienced with best practice valuation methodologies. Chris Favre is the Senior Vice President of Commercial Lending at Independent Financial. Although Chris himself is an investor and owner of several single-family properties, his talk will concentrate on aspects of commercial lending. He will be discussing everything from the pros and cons, to decoding loan qualifications, to unlocking the potential benefits of relationships with small banks, and beyond. Chris will also shed light on recent industry trends and offer his expert perspective on the current state of banking.

He spent 10+ years on the sidelines, reading every real estate book he could get his hands on, listening to every real estate podcast out there, and watching hundreds of real estate investing YouTube videos. Then in 2020, he decided enough was enough and jumped head first into real estate investing. Jimmy will be discussing his real estate investing journey, what he wished he’d known about investing in the Houston market when he got started, and the tips and tricks he has used to find success.

This month our speaker is Chris Grizzaffi. Chris has been involved in the real estate and construction industries since graduating from Texas A&M in 2002. He found success as a realtor in 2011, winning Rookie of the Year and being recognized as HAR's Top 20 Under 40. Chris has a passion for investing, and he will share a case study on how he used the BRRRR method on his first two rentals to turn them into cash-flowing properties simultaneously and the challenges that came with it.
